VALDOSTA — Valdosta City Planning and Zoning Administrator Matt Martin expects a crowd at the next Greater Lowndes Planning Commission meeting.

The commission addressed four Valdosta zoning requests and one Hahira request during its Monday evening work session.

“It’s just three properties but they’re not simple ones. Each of these has the potential to bring a crowd,” Martin said.

Tombrooks LLC made two requests to build a housing development on Eager Road.

Tombrooks requests to rezone 1.5 acres on Eager Road from R-15 single-family residential to R-10 single-family residential. It also requests approval for a mixed residential development on the plot of land.

The building plan includes streets that look but do not fully function as cul-de-sacs, Martin said. The faux cul-de-sacs would be 25 feet wide, as opposed to traditional cul-de-sacs. Traditional cul-de-sacs are 50 feet wide, which allows garbage trucks and firetrucks to easily turn around.

The plan will also include a 50-foot-wide roundabout where trucks can easily turn around.

Jon Nijem wants to build an apartment complex of single-bedroom apartments on Baytree Road.

Nijem requests to rezone 1.12 acres on 410 and 412 Baytree Road from conditional multi-family residential to multi-family residential. He also requests approval for a multi-family residential development in a multi-family residential zoning district.

The development would include 20-24 apartments.

The Hahira case involves applicant Wilby Coleman.

Coleman requested to rezone 8.91 acres from single-family residential to highway commercial and conditional single-family residential.

“The geography here is what’s important,” Martin said. “The Colemans are requesting redoing to commercial on both sides of Union Road.”

The Greater Lowndes Planning Commission meets 5:30 p.m., the fourth Monday of every month, at 325 W. Savannah Ave. All meetings are open to the public. It is a recommending body only.
