Planned community will emerge from pecan orchard

VALDOSTA — A picturesque pecan grove in North Lowndes County will soon transform into a unqiue community, perfectly suited for families. The area is beautiful and conveniently located off Old Highway 41 just minutes away from the unlimited benefits of metro Valdosta.

Named for the amazing 800 contiguous acres of pecan grove from which it will be created, Grove Pointe will be a master planned community with both residential and commercial phases.

The first development will be 330 acres of homesites and park land developed in five stages A-E, each of which will be a subdivision with grove incorporated into the name. A main road will lead into the community and through to Val Del Road; each subdivision will have its own entrance from this street. Golf cart/jogging paths will connect the communities. All roads will be well-lit for safety.

Grove Pointe will be located in Lowndes County with county water and sewer services. Students will attend Hahira Elementary, Lowndes Middle and Lowndes High School, or one of the many fine private schools in the area. In fact, the property is located behind Valwood School making it very convenient for those with children attended there.

Stage A will offer 137 homesites with an average size of .75 acre; stage B will feature 173 sites with an average lot size of .25 acre. Stage C will consist of 81 garden homesites; D and E will include gated estate type lots. Lots will be available for builders and future residents. Both custom and spec homes will be built.

A homeowners association and restrictive covenants that are specific to the subdivisions will govern construction and maintanence for homes and land. They will include restrictions on exterior materials, roofing materials, paint colors, tree removal, garages, fencing, minimum size of the house and more.

Grove Pointe will retain a good deal of natural landscaping while featuring lots of green space. A seven-acre, family friendly park with pavilions, a field area and fitness trail throughout is planned for residents to enjoy.

One of the best features of this planned community — the entire development is slated to become the most technologically advanced in all of South Georgia with high speed fiber optic cable to each house. As more digital infomation can pass rapidly through fiber optic cable, residents will enjoy benefits with digital television and high speed internet.

“Technology is certainly among us and this is something that has not been offered in our area, something I would want my family to have,” Tom Call of Coldwell Banker and Grove Pointe, LLC, said. “We wanted to plan for the future and technology is important.”

Call is joined by Gary Cannon and Pope Langdale in this development that will possibly span a 6-8 year period. Many builders are already excited about the project and already hold contracts with Grove Pointe, LLC. Call explains that the company was very discerning when choosing builders and those involved will provide quality homes and higher property values support with extensive experience and good reputations.

The developers are confident that the community will be and has already been receptive to the idea of a master planned community due to the amount of calls already coming in, however they do not expect these types of communities to become the future for Lowndes County.

“We are hoping to provde a product that is unlike any other,” Call explains. “It is hard to find this much contiguous land owned by one family willing to sell, so we don’t expect to see an abundance of (planned communities) in the future.”

Development has already begun for Grove Pointe. Right now the area is being cleared, grated and water and sewer infrastructure is being installed. Once that is complete, roads will be built, curbs/gutters constructed and asphalt laid. Lots should be available for sale late this fall.

Once the residential phase is complete a commercial development will get underway. There are no definite plans for what it will include, but Call assures that each business will provide a service that will benefit the community. Some suggested businesses include an assisted living facility, medical offices, multi-family units or condos, banks, real estate offices, a workout facility and other service oriented type businesses. No heavy retail.

The investors of Grove Pointe, LLC have put extensive work into the master planning while keeping their own families and children in mind. They have added the park area, technology and much more because they want to offer Lowndes County a community that they would be proud to live in.
